**Job Title**Property Manager**Job Description Summary**Responsible for managing and maintaining the assigned property as C&W Indonesia representation to the Client. He/she will report to Client's Board of Owners. Main requirements for the job are good communication, interpersonal and negotiation skills to enable managing tenant's and client's expectation in area of lease renewal, expansion, termination, etc.**Essential Functions and Responsibilities**- Hands-on, can lead by example to the team- Secure and coordinate related services with appropriate departments or outside organizations including, but not limited to, housekeeping, heating-ventilation-air conditioning, structural and architectural repairs, and maintenance of safety features; solicit proposals and/or bids from alternative service providers where appropriate and make recommendations for optimal selection.- Determine priorities for the enhancement, repair and modification of building facilities and equipment; develop plans for enhancement as well as ongoing and preventive maintenance of facilities.- Coordinate and supervise set-up and take-down of building areas, equipment and furniture.- Prepare and update plans for response to and recovery from emergency and disaster conditions as pertaining to assigned building(s); lead and participate in implementation of emergency plans in appropriate situations.- Analyze building conditions and assigned building management resources and prepare reports setting forth progress, adverse trends and appropriate recommendations and conclusions; advise other administrative officials regarding building conditions and utilization as affected by repair/maintenance/enhancement activities.- Make work assignments and coordinate multiple maintenance trade activities where appropriate; recommend various personnel actions for assigned employees including, but not limited to, hiring, performance appraisals, promotions, transfers, and vacation schedules.- Perform other related duties incidental to the work described herein. This is not intended to be an exhaustive list of all responsibilities and duties required of personnel so classified.- Respond to problems and concerns, enforcing rules and regulation, mediating between tenants, building owner and building management.- Follow up on account receivable; preparing legal notices; recommending legal action. (Rent Collection).- Inspect property; recommending maintenance and repairs; scheduling/supervising refurbishment; bidding vendor services; supervising vendors.- Review/approve each payable; preparing budgets and business plan; preparing forecasts; explaining variances. Doing due diligence and co-ordinate details of finance.- Develop and implement recommendations to position the Property at its highest and best use. Preparing and presenting periodic valuations of the Property, including yield and/or rate of return analysis and five to ten years cash flow projections.- Know construction terminology and criteria for modifications, reading plans and value engineering construction bids, and co-ordinate of tenant and capital improvements, including property renovations.- Any other ad hoc tasks as assigned by the company**KEY SKILLS AND CAPABILITIES**- Knowledge of property management and best practices and proven experience in project budgeting, contract negotiations and scheduling- Ability to effectively manage multiple tasks and projects simultaneously, work to deadlines, prioritise and juggle between tasks, solve problems, and work effectively under pressure- Commitment to quality and a thorough approach to work.- Demonstrate flexibility and ability to deliver and a strong individual contributor and team player with a "can do" attitude- Effective analytical techniques, strong listening and presentation skills- Ability to present information to a diverse audience in a concise and thorough manner- Excellent Communication (written and oral) and interpersonal skills- Ability to build & maintain effective working relationships with internal and external personnel.- Ability to produce high quality documentation (reports, specifications, requirements, etc.)**PROFESSIONAL EXPERIENCE**- Bachelor's degree in management, engineering or related disciplines areas preferred- Minimum 5 years of experiences in Property and Facilities Management retail leasing- Retail leasing / commercial expert and understanding of mall concept- Extensive exposure to Property and Facility Management operations in Jakarta and through project assignment- Work location in Depok
