RESPONSIBILITES :Coordinates with the property team on entitlement timeline and specific milestonesLead role in all aspects of permitting projectsCoordinates with Operations team on pre-opening, technical servicesPrepares and manages project-related budgets and other necessary documentation.Outlines project resource requirements, including engagement of consultants and contractorsPrepares RFPs and reviews and qualifies consultant and contractor proposalsReviews and administers project contracts, including those from consultants, contractors, etc.Recommends selections for project awardManages the day-to-day operational and tactical aspects of assigned projectsUnderstands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriatelyCoordinates necessary team members including internal departments and external partners to manage the scope, layout, design and other criteria regarding the projectsOversees contractors, architects, engineers, etc. during all phases of the projectsEnsures all project documentation is complete, current and stored appropriatelyMonitors and reports project activities to ensure each project phase is progressing on schedule and within prescribed financial parametersMaintains a high level of communication and provides timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule agreementsSchedules and manages team meetings for project planning, communicating project information, status updates and addressing issuesResolves issues in a timely manner and communicates difficult/sensitive information tactfullyCloses out projects in a timely manner with all required certificates, inspections and documents as requiredREQUIREMENTS :15+ years experience in the construction industry with a focus on hotels, offices and real estates (preferably high rise building).Experience working for a developer preferred. Office and mixed-use construction experience, a plus.Experience as a project manager in the field on hotel, apartment and office development, a plus.Understanding of jurisdictional processes required to obtain all necessary permits and entitlementsExperience in negotiating with contractors, knowledge of various contract formsExperience in managing the change order process, familiarity with all associated legal documentsMust be able to maintain a positive and productive work attitude and a team orientated mind-setExceptional leadership qualities and above average communication skills with the ability to maintain good relations with people from various backgrounds.Strong problem-solving abilities while not sacrificing project goalsAbility to proactively identify critical path tasks and execute on those tasksEffective communication, cooperation and conflict resolution skillsAbility to maintain a focus on both the big picture and the detailsPC proficiency to include (but not limited to) Microsoft Office applicationsProficiency with Microsoft Project and project management software
