Summary:
To support and assist the Assistant Facilities Manager [AFM] in day-to-day management of M&E operations and preventive maintenance in our client?s corporate office facilities.
What this job involves:
Facilities Operations
complete day-to-day operational M&E activities in a variety of buildings, to include the following:
Electrical/mechanical/plumbing system maintenance, including: Air-con, UPS, CRAC, Switchgear, Alarm system, BMS system, Access card system, Fire Protection system, Water supply and drainage system, PA system, AV systems and miscellaneous electrical appliances
Attend technical-related interior works and faults, including Furniture, Carpets, Walls/fittings, Ceilings and Glass Doors;
Attending to clients? requests / site complaints and resolve issues/faults;
Daily inspection of systems, facilities and conducting essential equipment checks and meter readings;
Assist & Supervise [when necessary] service partners in the premises relating to service delivery requirements for soft services or hard services.
Supervise [when necessary] contractor services in the premises relating to Corrective Maintenance and Planned Preventive Maintenance and briefings;
Assist during project works and internal Moves, Adds and Changes activities;
Assist in Power Shutdown activities;
Respond to System Alarms and deal with emergency situations;
Assist the AFM on incident reporting by ensuring correct and detailed information is provide to the AFM;
Any other duties assigned by the AFM within his/her skill set and capabilities;
Successful completion of scheduled maintenance activities and resolve client requests;
To withdraw job request from the Corrigo System and execute with approval by client or the authorized person assigned by client.
Reporting:
Ensure timely and accurate submission of service reports by service partners or contractors to the AFM;
Ensure timely and accurate submission of daily/weekly/monthly reports/checklist is submitting to the AFM;
24 hours on call standby which regarding critical equipment?s on below system [but not limited to];-
Power system interruption: (UPS, generator, switchboard, lighting trip anything related to electrical system);
Cooling system abnormal: (air conditional system any related to HVAC system);
Fire protection system abnormal: (FM200, CO2 system, Smoke and heat detection, fire extinguisher, VESDA and anything related to fire monitoring and protection system);
Water leaks detection system abnormal;
Any alarm or tripping from above mention.
Training:
Attend training as and when required by the AFM;
Attend JLL online trainings when required and continuously look for self-improvement.
Qualifications:
Diploma/ Certificate in Electrical/Mechanical Engineering;
More than 2 years? experience working as facility technician;
Fire-Fighting training and certification from fire department is a plus point
Electrical work certification is a plus point.
Capabilities:
